Is there any good advice anoyone might like to share in buy a manufactured / mobile home?

I am thinking about buying one and any tips are appreciated.

In obtaining financing for a mobile home I would suggest you purchase a doublewide on permanent foundation. It is very hard to obtain singlewide financing and financing for homes with underpinning. When you find a doublewide with permanent foundation you need to ask for a FHA loan. FHA will finance doublewides at lower rates than most financing programs.Is there any good advice anoyone might like to share in buy a manufactured / mobile home?
If you plan on being in this house for awhile go for it. They don't appreciate in value like a ';stick built'; house but if it is a double wide you are getting more house for your money and a great floor plan. Don't buy it and plan on reselling at a profit you may walk away in the end with a few thousand dollars but in the meantime the tax benefits are appealing too. Your situation will dictate if it is a good move for you.

They fall apart faster than old home.
There's quite a bit of difference between a manufactured home and a mobile home. If you're buying a mobile home than you're usually paying a monthly fee for the ground that it sits on.





If you are buying this for an investment, don't do it. They only appreciate in value in the hottest of markets (which most of the country is not in).





Even as an interim housing solution, you're pretty much assured of losing money so definitely don't do this with the rationale of investing in a property.
